Infrared scans have proven to be a valuable tool in helping to determine the condition of your roof. The IR camera can pick up areas of moisture infiltration within the roofing assembly that the naked eye cannot see, giving us important information and allowing us to make more informed decisions when it comes to maintaining your asset.

All roof reviews are scheduled with the client before going to the site. Whether interior or exterior access is required, we make sure to schedule the visit in advance so that all parties are aware of our staff on site.

01. SCHEDULED ASSESSMENTS

A full review of the existing roofing system, rooftop equipment and accessories will be completed. Destructive test cuts may be performed while on site, if required.

02. VISUAL ANALYSIS

Photos will be provided of all deficiencies noted during the inspection. Descriptions of all defects will be provided to better understand the quantities and reasons for the current condition of the roof.

03. PHOTOS & DESCRIPTIONS

A complete roof analysis is performed stating the condition of the roof. A condition rating will be employed indicating whether roof maintenance and repairs can be performed, or if roof replacement may be necessary period

04. ANALYSIS

Accurate budgets are forecasted and prepared in order for you to make an informed decision on the future of your asset. We work with our clients to provide various options depending on their budgets.

05. BUDGETS

Drawings are produced showing all roof areas, deficiencies and rooftop equipment for easy reference. The roof plan allows the client and/or roofing contractor to quickly find any of the noted defects on the roof.

06. ROOF PLANS

An infrared scan works on the principle that moisture adds thermal mass to the roofing materials, which makes them hold on to heat longer than the dry material next to it. The infrared camera captures the heat in an image based on temperature differential, therefore showing the extent of moisture within the roofing assembly.
